A remote, private island off the coast of Maine with a charming cottage but no heat or running water is looking for a hardy buyer, one that won’t mind washing up in the brisk Atlantic Ocean waters or relieving themselves in the nearby outhouse. 

The cabin – and outhouse – are located on Duck Ledges Island, an off-the-grid 1.1-acre oasis nestled between the shores of Acadia National Park and the Canadian border, with a listing price of $339,000, according to the real estate listing.

The 540-square-foot fully-furnished, two-room cottage, built in 2009, boasts beautiful panoramic ocean views of Wohoa Bay and wildlife sunbathing on the sandy beaches and rocks that ring the island – located about 80 miles east of Bangor.

‘The ledges surrounding the island are loaded with seals for constant entertainment,’ the listing reads. ‘As it has no trees, it offers views of nature that you can’t find anywhere else.’

The cabin’s interior has wood-clad walls and timber-framed windows to enhance a rustic charm, and a pitched roof for a bigger sense of space. A wooden ladder provides access to two twin beds in a lofted sleeping area.

The cozy cottage also offers electricity and even WiFi, along with a swinging hammock on the covered front porch. 

‘The cottage has a setback of 75 feet and is a well-built, solid structure. Water has never been in the home – as the building is on stilts,’ said Billy Milliken, an agent with Bold Coast Properties who currently owns the property.

What it doesn’t have is a place to take a hot shower – or an indoor bathroom, so when nature calls the buyer will have to step outdoors or use the outhouse. 

‘It’s a one-holer,’ Milliken said.  

‘We’ll even throw in a half a bag of lime,’ he joked, referring to calcium oxide, a chemical often used as an odor control agent.

Milliken, who lives across the inlet in nearby Jonesport, said there is only one way to rinse off just a short walk away. 

‘At some point, you gotta wash (up). You can do that in the ocean, but it’s awfully cold in Maine,’ he quipped. 

Average annual winter temperatures in the state range from 25 degrees Fahrenheit in the far south to less than 15 degrees in the northern and interior portions of the state, according to the Maine State Summaries webpage. 

Prospective buyers will also need their own watercraft to take the ten-minute boat ride from the Jonesport Marina on the mainland.

The agent/seller said the property is best-suited for someone who is a nature enthusiast or kayaker. 

And while the amenities may be sparse, Milliken said that the remote beauty of the landscape and proximity to the ocean is what will likely attract a buyer. 

‘It makes you feel small when you’re on the island,’ he said. 

‘The seals, the seabirds, the eagles, and the noises they make at night. And what’s interesting about an island with no trees, you really get that sense of how small you really are.’
